Dahlonega Real Estate Market Facts from Official Sources

The short answer

The 2020-2024 American Community Survey estimates the median value of owner-occupied homes in Lumpkin County at $307,900, plus or minus $16,998. Dahlonega city’s estimate is higher but far less certain. FHFA’s county index rose every year from 2021 through 2025, more slowly in 2025. These are survey and index figures, not sale prices; for current prices, ask an agent for a CMA.

Market reports for Dahlonega usually come from listing sites, each with its own method. This page sticks to official sources: the U.S. Census Bureau and the Federal Housing Finance Agency. Every figure names its survey and years, and the survey estimates carry their margin of error. None of them is a current asking or sale price.

Home values

Median value of owner-occupied homes

  • The 2020-2024 ACS estimates the median value of owner-occupied homes in Lumpkin County at $307,900, with a margin of error of plus or minus $16,998. U.S. Census Bureau, checked 2026-10-19
  • The 2020-2024 ACS estimates the median value of owner-occupied homes in Dahlonega city at $531,100, but the margin of error is large: plus or minus $123,972. U.S. Census Bureau, checked 2026-10-19
  • For comparison, the 2020-2024 ACS estimates Georgia's statewide median value of owner-occupied homes at $303,300 (plus or minus $1,171). U.S. Census Bureau, checked 2026-10-19

Lead with the county figure. Its margin of error is narrow. The city figure rests on far fewer homes and carries a margin of error of more than a hundred thousand dollars, so treat it as a wide band, not a point. Both are survey estimates of value pooled over 2020-2024, not a record of sales, and the statewide figure is there only for comparison.

How values have changed

FHFA's developmental county house price index for Lumpkin County shows annual changes of 14.35% (2021), 19.73% (2022), 8.44% (2023), 10.39% (2024) and 3.36% (2025). (Federal Housing Finance Agency, checked 2026-10-19)

By FHFA’s estimate, values in Lumpkin County rose in every year shown, and the 2025 change was smaller than 2024’s. These are rates of change, not price levels, and FHFA labels its county indexes developmental. They cannot tell you what a particular house is worth. Source: FHFA county house price index.

Are prices dropping?

The official county index does not show a yearly decline in any year from 2021 through 2025; it shows slower growth in 2025. That is a look backward over a whole county. It says nothing about a specific street, price range or month, and nothing about next year. For a current answer on one home, ask an agent for a CMA built from recent sales, and check how it was built using the steps below.

Owners and renters

Tenure, 2020-2024 ACS

  • The 2020-2024 ACS estimates that 76.3% of Lumpkin County's occupied homes are owner-occupied (8,908 of 11,669); 23.7% are renter-occupied. U.S. Census Bureau, checked 2026-10-19
  • The 2020-2024 ACS estimates that 58.8% of Dahlonega city's occupied homes are owner-occupied (987 of 1,678); 41.2% are renter-occupied. U.S. Census Bureau, checked 2026-10-19

The city has a larger share of renter-occupied homes than the county as a whole. If you are looking at a property as a rental, read the Lumpkin County rules on short-term rentals first.

The 2020-2024 ACS estimates median gross rent at $1,142 a month in Lumpkin County (plus or minus $70) and $1,220 in Dahlonega city (plus or minus $361). (U.S. Census Bureau, checked 2026-10-19)

How to read an agent’s CMA

A comparative market analysis is how an agent estimates a price for one property from recent sales of similar ones. It is an opinion, and you can check how it was built.

  1. Ask which sales were used, with addresses, sale dates and the source of the data.
  2. Check that the comparables are on the same side of the city line, since city and county rules differ.
  3. Ask how each adjustment was made: size, lot, condition, septic or sewer, well or public water.
  4. Ask what was left out and why.
  5. Look up each comparable’s parcel on qPublic and its flood status on the FEMA map.
  6. Compare two agents’ CMAs for the same home. Where they differ, ask each to explain.

A survey median, like the ones above, is no substitute for a CMA, and a CMA is no substitute for an appraisal if you are borrowing. Census figures are at data.census.gov.
