Who does what

Lumpkin County Realtors: Associations, MLSs and the Regulator

The short answer

Three different bodies stand behind Lumpkin County real estate agents. The Georgia Real Estate Commission licenses and disciplines them. 400 North REALTORS®, a local association of the National Association of REALTORS®, serves members in Dawson, Forsyth and Lumpkin counties. Listings are shared through multiple listing services, including Georgia MLS and FMLS. This site is not affiliated with any of them.

Why the difference matters when you hire

Directories and search results often blur these bodies together. A page that says “find a REALTOR®” may be run by an association, a portal or a brokerage, and a page with an MLS-style search may be none of them. Before you rely on a list, find out who runs it. When you interview, ask each agent for all three: the license number, the association if any, and the MLS their brokerage uses. Each answer can be checked separately, and a mismatch on any of them is worth a question.

The regulator: the Georgia Real Estate Commission

The Georgia Real Estate Commission (GREC) is the state agency that administers Georgia's real estate license law for brokers, salespersons and community association managers. (Georgia Real Estate Commission, checked 2026-10-19)

If you want to know whether someone is licensed, or you believe an agent broke the license law, the Commission is the place to go. It is a government agency, so it does not sell memberships and does not rank agents.

What the Commission will and will not do

  • GREC investigates only issues under the real estate license law and does not settle money disputes. Georgia Real Estate Commission, checked 2026-10-19
  • GREC cannot replace a financial loss; it can only reprimand, suspend or revoke a license, impose fines or education, or require reports from an independent accountant. Georgia Real Estate Commission, checked 2026-10-19

Check a license on the license search walkthrough. For complaints, see problems with an agent.

The trade association: REALTOR® membership

REALTOR® is a federally registered collective membership mark that identifies a real estate professional who is a member of the National Association of REALTORS® and subscribes to its Code of Ethics. (National Association of REALTORS®, checked 2026-10-19)

400 North REALTORS®, founded in 1973, is the local REALTOR® association that serves members in Dawson, Forsyth and Lumpkin counties. (400 North REALTORS®, checked 2026-10-19)

Membership is voluntary and separate from the license. An agent can be fully licensed in Georgia and not be a REALTOR®. The difference, and why it matters to you, is on Realtor vs real estate agent.

The MLSs: how listings are shared

MLSs that serve Georgia

  • Georgia MLS (gamls.com) says its listing exposure covers all 159 Georgia counties plus some counties in neighboring states. Georgia MLS home page, checked 2026-10-19
  • First Multiple Listing Service (FMLS, fmls.com) is another Georgia MLS; it describes itself as the largest and first MLS in Georgia. FMLS home page, checked 2026-10-19

Neither MLS is “the” MLS for Dahlonega, and no MLS carries every home for sale. A brokerage may belong to one MLS or more. Other MLSs may also carry Dahlonega listings; we have not checked every one. Ask each agent which MLS their brokerage uses and how listings from other services reach them.

What the MLS no longer shows

Since the 2024 practice changes

  • A seller may still offer to pay a buyer's agent, but that offer cannot be shared on a Multiple Listing Service (MLS). National Association of REALTORS®, checked 2026-10-19
  • A seller's agent can still advertise an offer of compensation off the MLS, for example on social media, flyers and websites. National Association of REALTORS®, checked 2026-10-19
  • Buyers can still receive seller concessions, such as help with closing costs, and sellers can still offer buyer concessions on an MLS. National Association of REALTORS®, checked 2026-10-19

So an agent cannot look up on the MLS what a seller will pay a buyer’s agent. Any such payment is negotiated and put in writing. How agent pay works explains the rest.

Where to take a question or a problem

Each body handles a different kind of issue. Taking a problem to the wrong one costs time.

Using these bodies to find agents who work here

  1. Look at the listing brokerage on Lumpkin County homes you like. It is on the listing record.
  2. Search that brokerage on the GREC license search with “Find a Company”, then search the agents you are given.
  3. Ask each agent which MLS and which association they belong to, and confirm the answers.
  4. Run the interview scorecard with each one.

Offices and lookups

Searching for Lumpkin County agents

A web search for “Lumpkin County realtors” can return agents whose surname is Lumpkin, or a different place with the same name. Search with “Dahlonega” or “Lumpkin County, Georgia”, and confirm the brokerage’s office and license on the GREC search. Why that search goes wrong shows reliable ways to find agents who work here.
